A bespoke family home with South Downs views and long-term comfort built in
When Belinda and Tom found a tired old bungalow in a prime location overlooking the South Downs, they saw potential — not just for a new house, but for a better way of living. They approached Koru to help replace the existing structure with a sustainable, modern home that would offer long-term comfort, low running costs, and a strong connection to its surroundings.
The clients envisioned a home that embraced modernist design while remaining in harmony with the village setting. Our solution was a bold yet sensitive design: two clean-lined, rectangular volumes, set at right angles to each other — one grounded and one floating above.
The first-floor volume, which houses the bedrooms, is positioned to maximise passive solar gain and take in sweeping views of the Downs. The ground floor living spaces open generously to both front and rear gardens, with large expanses of glazing creating seamless visual and physical connections to nature.
Sustainability was a priority from the outset. The home is super-insulated with natural materials, highly airtight, and equipped with solar PV and solar thermal systems, subtly integrated into the roof for minimal visual impact. A mechanical ventilation system with heat recovery (MVHR) supports year-round comfort and fresh air with very low energy use.
The home’s palette reflects a modern take on the local vernacular: a rustic red brick base anchors the building in the landscape, while the first floor is clad in weathered cedar, softening its geometry over time. Sliding timber shuttersprovide privacy and solar shading to the bedrooms, blending functionality with architectural character.
Belinda and Tom now enjoy the home they dreamed of — a place that’s beautiful, efficient, and deeply connected to its setting.
