Sensitive new-build development within the South Downs National Park
Set in a highly protected and visually sensitive location, this project presented a complex mix of challenges — from restricted access and protected oak trees to the visual impact within the South Downs National Park. The client’s goal was to unlock the full potential of the site while working in harmony with its surroundings — a challenge we were excited to take on.
Our solution was to design two detached homes that respect the existing landscape rather than dominate it. By preserving the oak trees and using them as a scenic backdrop, we were able to avoid the most constrained areas of the site and create space for thoughtful, well-sited dwellings.
To reduce the visual mass, each home was conceived as two offset wings joined by a glazed entrance and stair core. This approach not only softened their presence in the landscape but also enhanced internal flow and brought natural light deep into the plan.
The main living spaces face south, enjoying uninterrupted views of the Downs and capturing passive solar gain. Externally, the brick-clad ground floors ground the buildings to their plot, while the timber-clad upper levels help them blend effortlessly into the treeline and wider landscape.
The result is two well-integrated, energy-efficient homes that sit lightly on the land — proof that sensitive design can overcome even the most rigorous planning constraints.
